What is Design-Build?

Design-Build is the construction industry's project delivery system. It's a method of delivering projects in which the design and construction services are contracted by an entity known as the design–builder or design–build contractor.

W.M. Davis, Inc. has over 28 years experience in commercial and residential construction. Through our in-house designers' experience, we offer solutions that help us meet your goals. We will also work closely with your Architect during the design phase.

Every residential project we've worked on has been different. Different in that the lot may be waterfront property or acreage requiring thought and planning. We will listen to your needs and dreams, come to an understanding of what you want for your new custom home, and build it from the ground up.

If you own a lot, we'll walk the lot with you to see if your home will fit as you imagine. If not, we can make suggestions. If you don't own a lot, we work with several Realtors who are ready to help you find that special property for building your custom home.

You can be part of the entire process and during construction of your custom home, we encourage you to frequently visit the site. You might find a change that you would like to happen and it's better to discover it before we are too far along in the project.

Permits & Zoning Regulations

Before site preparation, we'll need to apply for a building and septic permit. In Southern Maryland, building and septic permits are fairly straightforward. However property lines and setbacks may cause a problem for where you want to build your home. A setback is the amount specifying how close to your property line you can build your home, storage shed, barn, garage, etc.

We have processed many permits for residential and commercial construction projects located in Southern Maryland and have a strong working relationship with those who review and process them. Through our years of experience, we recognize the importance of strict adherence to all zoning regulations. We are knowledgeable in the area of building in what is considered a "critical area" and can offer suggestions to address any issue with your lot and home plans.

Planning & Build

During the planning stage, we'll work with you in selection of materials including flooring, cabinets, countertops, lighting, fixtures, appliances, hardware, HVAC, paint, exterior products such as brick or siding, and more.

After getting the required permits:

    • Couple Planning Kitchen Build

      Site preparation is done, foundation is set, framing is next, then siding and roofing are installed.

    • Then electrical, plumbing and HVAC are completed followed by installation of insulation.

    • Next, we install drywall and exterior finishes followed by interior trim, paint or wallpaper, and exterior walkways.

    • Installation of cabinetry, countertops, shower doors, fixtures, lighting, sinks, toilets, outlets, etc.

    • Lastly, installation of flooring followed by a thorough clean-up.

During the various phases of building your custom home, passing inspection is required before we can move to the next phase. When the construction is complete, a final inspection is required before you are able to occupy your new home.

We will work with you through every phase of the design-build process. From our first meeting to your finished home, our team will be working toward the same goal of delivering a comfortable, functional, and beautiful home.
